Q: Are you supposed to get a receipt when paying rent in China?

Yesterday I paid over 20k yuan to my landlord in cash for 6 months rent. I wondered, if she was a really bad person, couldn't she just go to the police and say I didn't pay? There's no proof that I paid, no receipt, no document.

Generally speaking, you won't get a receipt from most places without asking.  The exception is the supermarket, they always give a receipt in my experience.  But restaurants and other places aren't going to give you a receipt unless you ask for one...and they usually give it begrudgingly and even sometimes request you provide a phone number or business contact?  Not 100% sure about that last part.  But I am sure they'd rather not give the receipt, because then that forces them to pay the taxes for that sale.

 

So it's safe to assume your landlord won't want to provide you a receipt either, on the basis she would then have to go and pay some kind of tax on the rental property.  Good luck getting one from her!

In China there are generally, two types of receipts.  Normal receipts and Official (Fapiao) receipts.  They are pretty much the same with the exception that the Fapiao means that the seller (supposedly) paid the government taxes on the money you gave them.

 

If you are looking for reimbursement from your employer, the Fapiao (official receipt) is the one you will need.  

 

The normal receipt simply says that you paid for an item/service.  This is they typical receipt you will get from most places unless you ask specifically for a Fapiao.

 

Landlords will rarely offer the official receipt, but they should at least give you a normal receipt if you ask.  If you need an official receipt, then you may be able to strike a deal with the realtor who helped find you the apartment.

 

The main rule of thumb is that if you need an official receipt, be sure to tell the realtor before you go apartment hunting.  Only experienced realtors know how to get official receipts for you.  (Caution: This may increase the amount you pay for rent, so only insist on it if you absolutely need to.)

It is certain that they will give you a receipt as your proof in the future in case the landlord said you didn't pay or either of you  forget such a thing.Usually they don't have fa piao, but they will write a receipt with their name signed  which says that they have received the money.If you didn't receive this when you paid,you can still ask her to write you one now.
PS:You'd better ask her to show you her ID card to make sure that she writes the right name on the receipt.

My company pays the owner only if he/she produce an official govt invoice (tax paid). Advance is mentioned in initial contract.

 

But yes.. for personal renting... better dont ask for the invoice.. if you ask.. they will certainly ask you to pay tax.. tax is 5% in the city i stay..

 

Ask one of your chinese friend to check out the Apartment registration paper - check the chinese id card to make sure its the same person u r giving money to - get hem write on a paper that he received so much money from you.. then it should be safe enough.
