Q: Cost of service apartments in Guang Zhou

Hi, I will move to Guang Zhou next week and would like details as to service apartment cost, I see some at 2,000 and some at 6,000, can any one let me know why and what is better, meaning is the 6,000 worth it. Many thanks.

Basically apartment rent in China, the actual per month cost, will depend on building age and condition, apartment age and condition plus amount of furniture and appliances provided by owner, and above all, location and view.  The closer to downtown will be more expensive, the further away cheaper.

Be aware that in China, buildings of less than 7 floors will have no lift (or elevator), must go up and down using stairway.  If there is a lift it will be more expensive.  Also, the higher the floor in which apartment is the more expensive.

So, the only way will be for you to arrive to Guangzhou, check into a cheap hotel, and start visiting apartments available for rent until you find one that suits your needs and taste, then negotiate a price which is acceptable to you.  Be aware, some landlords may reduce monthly rental fee in exchange for you paying rent 6 months in advance, or a year in advance.

If you are looking for a serviced apartment, rather than a normal apartment, I think that you can expect to pay more than 6k per month depending on the size of place you want.

Serviced apartments are basically, very large, very fancy hotel rooms.  They have room service, maid service, concierge service, etc...  Very nice if you have a company footing the bill.

The best thing to do would be as Happy suggested.  Come to Guangzhou, rent a hotel room and check out the area that you want to live in.  Almost every apartment building will have lots of realtors near by that can help you find a place.

Couple pieces of advice:  If you need to have an official receipt (fapiao) for your apartment, be sure to tell the realtor before you go apartment hunting.  Many realtors/landlords will not give fapiaos.

Also, never pay the realtor any money for their services.  They get their money from the landlord. Normally, their fee is 1 months rent, so don't look for the realtor to help you get a lower price.  It isn't in their best interest, so they won't work too hard for you on that.

In custom here,the agent fee is half an month on the landlord while another half an month on the tenant side. So generally speaking,the realtor will negotiate the price for the tenant if he/she wants to make a deal.

What currency are you using Shanghai shane?

 

2k to 6k RMB is very cheap for an non serviced apartment in GZ. 

 

Downtown you are looking at 7 to 20k RMB a month for a furnished apartment.

 

I live an hour out of GZ, and even here an apartment that will be approved by the local police for you to live in will cost 2.4k RMB upwards.

Per month I mean.

7k? There are nice apartments available for a lot less than that. I pay 4800rmb/month for a 100 sq/m 3 bed place on the edge of Zhujiang Newtown. Places like Taojin you'd get somewhere for 2.5-4k depending on location & condition.

@Scots: you kidding? what kind of apartment do you live in?

I live in GZ and pay 4k a month, for a 2 bedroom apartment, but yeah! I don't have a pool!

Where in GZ? Zhujiang Xincheng and the surrounding areas in Tianhe are much better and much more expensive than the rest of the city.
