Q: How many of you have had a really good landlord in China?

We all see, here, and know stories of nightmare landlords. Especially in China where sometimes they take advantage of the fact that your a foreigner and might not know how things operate or should operate.

 

I was wondering though. How many of you have had a really good landlord??  I'm sure they exist.

 

I've been in my current apartment for over a year now and not only is my landlord the best I've had in China but he's the best I've had anywhere in the world.  On multiple occassions I've had issues come up where I was I was sort on rent and needed a couple extra weeks, or I simply forgot rent was done.  He has always been understanding and said "no problem just pay it when you can".

 

In the most recent case I owed 4 months of rent and he never called me about it until recently. When he did call I told him I've been inbetween jobs and I don't start/get paid until next month but I could probably pay 3 months now and then the 4th month in about a month.  Once again he had no problem with this and even invited me to his tea shop he owns to try out some new tea he got it.

 

In addition to that he's never showed up randomly or called me...he respect our privacy very very much.

 

Who else have had a landlord like this?

I had a friendly landlord once who clearly had a soft spot for foreigners. He even gave me a discount on the rent and was always kind and accommodating. He even let me extend my lease for a few weeks extra until the day I flew home so I wouldn't have to stay in a hotel. I really appreciated the respectful manner he had towards me, so as a gesture of my kindness back I cleaned the apartment so thoroughly that it shined when I moved out!

We have also got a very nice landlord. As i noticed elsewhere, he is some kind of cop. he never call, never show up. when we needed some repairs, like the electric plugs, he bought new ones and change them by himself. the pre-installed one was really bad. Also keep for us low price and next month we have to extend for another one year. all landlords in our area increase rent for at least 300-500rmb per month, but after some talks with him, he agree to add just only 100. but lets see if he keep his words after 3 weeks, when we will make the new contract.

I have an amazing landlord.  I haven't seen or talked to him for months!  The one time I ever called about a problem with my wash machine, he had it taken care of in a couple hours.

 

I live in a building that is mostly commercial and government offices, with the 2 top floors being residential housing.  The building manager is just as awesome, very nice, and helped me find some English work in the area.

My landlady is also the local head of the Party section.  She is very business-like, a little cold, but very responsible and concerned when it comes to the well-being of her apartment.  She does her best to remedy whatever is wrong in a timely and prompt manner.  That being said, she often needs to be politely encouraged on matters of major repairs.

My landlord is awsome. He was soo happy to have a laowai live there he dropped the rent. ( not in a ya! i can practice english way, but a ya! my house isnt gonna be destroyed! kinda way)

When the contract expired, i wasnt sure if i was gonna live there or my company was gonna move me, so I just stayed there with no contract untill i knew... that was 3 months ago and we havent gotten around to making a new contract.

 

Nothing in the apartment has broken one.... the house was originally for him to live in, so he bought all foreign brands. I love the place.

 

Hes never visited once, in like a year and a half... but if hes nearby we meet up for food.

When i went back for a few months, i didnt pay the managment fee, they charged me a hefty penalty for that which he promptly call them up and cleared it up for me.

 

Hes perfect, and become my friend, and I hope i never have to leave..... If i buy a place, im buying it from him!

My landlady is very friendly. I actually feel bad for her though; her husband walked out on her for giving birth to a daughter.

yeah mine is very nice and often invites me for dinner and drinks, and i get a prity good deal on my rent

Mine was good too. He is some kind of Engineer, I never talked to him much, my friend always did the talking. Well, I lived there 2 years, he never showed up to snoop around. Only came over twice in two years, to look at the a/c unit and bathroom light. Then he called a repairman to come fix them. Took 4ever on the bathroom lite though. He also went 'off the books' on the second year and only raised the rent like 100rmb per month.

All in all I would give him a grade of 90% on the Landlord Test.

I need to tell something from my part too, so....Let me think about who I will talk about crying  . 

      Oh yeap.....the one in DongGuan City/Guangdong Province, 

 wich she is a very, very comprehensive Lady-Lord.  

      In that time I remember the moment after my husband has singned the contract, she pass the keys to us and said: NOW THE HOUDE IS YOURS, ENJOY YOUR STAYING!  

Wow, how polite she was.....And she has never come around, no calls, no disturbed us either. 

         And she just drop by one more time, it is the day when the renew the contract,  otherwise without any extra charge.   Incredible!!!  The rent was the same as the first year.

         So, if  we have to rent a flat again "at the same place before" here in China ,  there is no doubt it's her flat ........

I have never had any problem with any landlord in China.  After I signed the contract, I never heard from them again until the contract needed to be re-signed.

 

Of course, I have always been the sort to fix any problems myself that came up.  So I never needed to contact them to fix this or replace that.  If something broke, I fixed it.  The cost was most always negligable so I didn't even bother asking for reimbursement.

 

When I would leave an apartment, I always made sure it was professionally cleaned from top to bottom.

 

And on holidays, I would always make sure my landlord was sent a package of moon cakes or whatever was appropriate.  That always made them very happy with me.

I had two good ones. One who spoke English and used to come over to party all the time, whether we wanted to or not and another who was some INSANE woman. She hated everyone and everyone hated her. But for some reason she loved me and we got along great and she even insisted I take plants with me when I left.
