Does this vary from contract to contract or is there some kind of standard here? Another thing I was wondering if they exercise break clause fees here, ie. if you move out early you still have to continue paying the rent until the lease expires.
Normally, you are supposed to let them know 30 days before you break the lease. But they will keep any deposit / security fee you have given them along with any advance rent.
But that is just the standard of what I have seen. Your contract could be very different. If you can't read Chinese, you may want to have a friend read through it for you.

If you want to get the deposit back,there is a way,find anther person to move in,but you have to tell the owner first and also tell the person who moves in ,he or she can sign the contract with the owner.That's how i did it to get the deposit back.
