What sort of coffee shop? And where in HZ??
If you mean around Xihu, it's going to be very pricey (not to mention the competition).
I'd probably suggest around ZheDa because they have a lot of international students.
But, be warned - as I mentioned up front - what kind of coffee shop? Because there are lots of them here now, and if you want yours to succeed, it's going to have to be either in a great location, or really have something going for it!

While I dont mind getting bad coffee in a tea stall, if I enter a coffee shop and pay 15 RMB or more for a cup, it better be more than just "passable".

What I mean is, I went to a coffee shop once, and even though they had the coffee machines, I found out that what they were really using was G-7 coffee, and instant Vietnamese brand, but were charging 20 RMB for it. The coffee machines were just for show!

Corner of a large building, good foot traffic, even looks like you could put tables outside, as the outside of the storefront is raised above the sidewalk and is not a throughway. Please open the coffee/sandwich shop there, as I need one.
