Q: land/house price differences in america and china

which country america or china are the prices of a house [close to same size] and land [in acres] costs more and is easier to afford/buy

Ok, easy answer because the full answer is overly long and complicated: the first thing to know is that it is a logistical nightmare to buy property in your name even though you pay the money. Properties have a "shelf life". On a new apartment, perhaps 60 or 70 years depending upon many factors. Many, much less. Upon the expiry of that time, you may have the opportunity to pay more money for more time. Price is heavily dependent upon the situation. Prices vary from city to city. From around 5k per metre in a small city to the sky is the limit in bigger cities. 30+k per metre is pretty normal. Please keep in mind that when you get your apartment there will be be no floor, electricity cables or pipes. You get an unfinished empty concrete box.

 

So as you can see, without further information, it is impossible to answer your question about housing prices in China. Which city, off the plan or established (a whole other logistic nightmare), your expectations, distance to downtown areas, budget....etc.

 

Without any specific information in your question, the question itself is worthless and only worthy of mockery, as you have witnessed. With some relevant information, the users here can and will provide valuable information.

People here don't live in houses, they generally live in an apartment so America would be your answer if you were looking to buy a house and land.

Now, given that even small cities in China have populations in the millions, I think it unlikely some guy will pass you in the street and shout out "Hey cub!".

 

In China, there is a massive price difference from city to city, just as there is in any country.

I can tell you all about China's housing costs because I recently bought an apartment. My city is a lower Tier, about Tier 5 or so...

 

It is 160 square meter flat in a posh residential area. The enclosed area has a man made lake, fountains, tons of parks, badminton courts, basket ball courts, plazas, greenery, underground parking etc. This will cost me and my wife over 1 mil RMB when it is finished including interior decoration.

 

It REALLY depends where you buy but on average... smaller Tier cities are generally 3000-6000 RMB per square meter (or about $500.00 to $1000.00 per meter).

 

Second Tier is about 8 000 - 13 000 (or about $800.00 to $2000.00 per meter)

 

The big cities are outrageous high at about 30 0000 to sky is the limit ( $5000.00+)

 

If you want a villa, expect to pay at least $500 000 USD in even the smallest cities. And you get a decent yard. You will probably have to opt for an apartment... UNLESS you live in a village which will cost you about $60 000 to $100 000 USD but you get a courtyard, a gate..  and a massive house. That would look kind of like this but of course newer and probably bigger. That's the general range, hope that helps!

You cannot purchase houses or apartments in China. There are two types of rental schemes. The first one is to pay rent on a regular basis. The second method is to pay a bulk amount and you can you use place for 70 years. Once the 70 years is up then...?

This is the right answer, as in every Communist/Socialist states, all the land in China belongs to the government, and everything that is built on it has only been "rented" to the developers for 99 years, and they are the lucky ones to get 99 years because when you, as a person and not a developer, buy a home in China, it's for 70 years, if you want to keep it past that point you must buy it again at its current value that will probably be much higher.

 

I laugh at Chinese whenever they tell me with pride on their face that they bought a home. I bought a home and a land in my country which belongs to me indefinitely unless there is a coup d'etat, they only paid 70 years rent at once.

China in 20 years time will not be the China of today. That's for sure.

 

Lot's of countries have similar. England for example have freehold or leasehold. But effectively all land belongs to the crown on 999 common law lease.

Scots you might be right, there could be a change withing the law. Yet, I doubt that what you buy today will still stand in 70 years, most of the buildings are not made to last in China.

 

I can look around my city or any other at high-end residences that were started 10 years ago, they already have problems, the cladding is falling apart, there is a constant need to fix the place, things don't work, ...

 

They are improving and in a decade or two China might start building quality housing (although I doubt so) but if you buy a home now I bet you everything that it will collapse within 40-50 years.

 

Japan and South-Korea are having the same problem, although they produce great quality stuff, the housing in these countries is poop, only traditional houses still stand after hundred of years, newly built stuff needs fixing all the time, is constantly being torn down to be rebuilt, it is simply not made to last.

Cant argue with that randomguy. The aparments next to our have been up 8 years and the windows have started falling out. 5 in the last 6 months. Not good when it is 22 stories high. One guy had his head sliced open when a chunk of glass from the 21st hit him. Remedial action... none... responsibilty... nobody.

I think it's typical chinese deliberate ambiguity. They aren't really going to do a mass confiscation and risk stability, but they don't want you to have the right to complain if it is in their interest to take your house away at that time.

 

Lot of stuff here is kinda like that. Last thing they want here is a law abiding citizen who knows his rights.
