Q: Of landlords and reclamations

Hello

I had a friend who had a problem with his landlord, he left a bit early, warned the landlord two months in advance and left everything in good state.

Now the landlord did give the deposit back, but orally agreed to give the rent back if there was a tenant that arrived before the normal end of the contract. So now there's a new tenant in the room but not giving back he money.

Basically the landlord is simply getting double the money. Is there any way to do any reclamation or is he simply screwed ? Does that happen a lot in China ?

It's not by that much, simply a couple of weeks, he's mostly pissed off by the principle i think.

How I've normally seen it work when you want to break the contract early is that the tenant normally finds a new tenant or ends up paying the landlords share of the agency fee for advertising again. That works out at half the months rent.
