My Chinese wife who became a Canadian citizen 20 years ago, I was born in Canada, I looked at a condo in one of the many resort retirement developments on Hainan and found one we like. My concern was owning it out right and it looks like the laws in china are changing from government 70 years leases to ownership. But the bigger question is does the government allow Canadians to buy homes here.

1. Funny story: last time I heard, most fire fighting equipment in many hotels in Hainan are useless stage props designed to pass inspection. "It's so near the sea, why bother with so much water everywhere".
2. Don't worry too much about lease time and legal stuff: they'll take back your property or take a poop on any right you think you have whenever they feel like it.
3. Retirement resorts? Oh boy, you never spent time near old people in China, right?
4. A decade after Hainan was proclaimed to become the "Hawaii of Asia" (*laughter*), it remains a permanent mess of neverending works with very little to nothing to offer in terms of entertainment. Unless you like overpriced BBQ and warm beer, that is. Urban planning is random nonsense that can change anytime without prior warning.
Why would anyone with a choice bother with Hainan when Thailand or Malaysia are much better and cheaper choices?

Can you imagine the horror of a retirement resort anywhere in China? Old ladies blaring out shite music everywhere for their public dancing? Un-educated pensioners spitting & shitting where they want?
The only good thing would be that they'd be covered from head to toe in body-kinis to avoid the sun!

Technically you can if you wanna jump through a lot of red tape but why???? Check out Hua Hin in Thailand. It has all the modern conveniences and lots of westerners retire there. There are real estate offices everywhere and properties at a wide range of price levels.
