Q: When should I pay an agent fee when renting?

I heard stories going both ways - some people say if my monthly rent is over 3,000 RMB, the landlord should pay the agent fee, but when I got my flat, since my agent negotiated my rent down 500 RMB a month, they said I had to pay the agent fee.

Where's the truth?

yes, you're right. if rent is not over 3,000RMB, you need to burden agent fee.

First you pay agent to show you apartment in Shanghai.
Then you pay agent to rent you apartment in Shanghai.
Then landlord pays agent to rent you apartment.
You pay at least 3 months rent in advance plus security deposit that is rare;ly returned so consider it additional agent fee.

The above is based upon being a landlord in Shanghai.

No this is not universal even in Shanghai. There are no universals anywhere in China, not even within one City of China.

Do not even try to judge all of China based upon your personal experience.
